Letting Property

Since 4 Jan 2009 it is a legal requirement for all rental properties to have an Energy Performance Certificate (EPC) available for prospective tenants.  The EPC will be valid for 10 years.  Landlords will be able to choose to improve upon the energy efficiency of their portfolio to help to attract more tenants by demonstrating their properties would have cheaper utility costs.

Selling Property

 

Since 1st December 2008 it is a legal requirement for every home owner in Scotland who is marketing their properties, to provide prospective buyers with a home report.

The home report will be in three parts and consist of:
 

The Home Owner is responsible for completing the Property Questionnaire.

Most surveyors will complete the Surveyors Survey and also the Energy Performance Certificate, however Urgent EPCs can provide the certificate at a fraction of the cost a surveyor can, saving you money.  If your surveyor won’t discount their report by at least £150 then change the surveyor, remember – you’re the customer.

By having your property Energy Assessed prior to marketing, you can effect the recommendations and improvements needed to improve the Energy Rating of your home. Buyers will pay significantly more for an Energy Efficient Home.

Local Authority & Housing Associations

 

Since 4 Jan 2009 it is a legal requirement for all Local Authorities and Housing Associations to have an Energy Performance Certificate (EPC) available for prospective tenants.  

 

Since many properties within you portfolio will be exactly the same there is a good chance they could be cloned.  Cloning is a method of assessment which does not require every individual property to be assessed.  When Cloned EPCs can be used this will result in a significant reduction on our normal survey costs of at least 50%.
